Booking terms & conditions

These terms and conditions govern bookings of Maison Ulu (the property) made directly through this website or through Bali Super Host (the operator). By confirming a booking, the Guest accepts these terms.

Parties

"Maison Ulu" refers to the hillside estate comprising Maison Ulu Satu and Maison Ulu Dua, located on the Bukit Peninsula, Bali, Indonesia. "Bali Super Host" (BSH) is the property management company contracting with the Guest on behalf of Maison Ulu. "Guest" is the lead booker, who is responsible for all members of the staying party.

The booking

A booking is confirmed once BSH issues a contract and the deposit (30% of the total) has been received. The remaining balance is due 30 days before arrival. Bookings made within 30 days of arrival require full payment at the time of booking. Currency: USD unless otherwise stated.

Cancellations

• More than 60 days before arrival: full refund of deposit.
• 30–60 days before arrival: 50% refund of deposit.
• Within 30 days of arrival: non-refundable. We will work with you to move dates if a future window suits.
• Peak (Christmas / NYE): 90-day full-refund cutoff, 60-day 50% cutoff, 30-day non-refundable.

House rules

• No parties or events without prior written approval.
• Maximum guest count: 12 (Satu) / 8 (Dua) / 20 (estate). Day-guest visits subject to approval and an additional fee.
• Smoking: outdoor areas only.
• Pets: not permitted.
• Children: warmly welcome; pool supervision required at all times.

Security deposit

A refundable security deposit may be required prior to arrival, depending on the size of the booking. The amount and refund timing are stated in your contract. Damage beyond reasonable wear is deducted; the remainder is refunded within 14 days of departure.

Force majeure

Neither party is liable for failure to perform due to events beyond reasonable control — natural disasters, government action, war, pandemics. In such cases, BSH will offer a refund or a date credit, at the Guest's choice.

Liability

Use of pools, ice bath, gym, and any equipment on the estate is at the Guest's own risk. The Guest is responsible for the supervision of children. We strongly recommend travel insurance that covers cancellation, medical, and personal liability.

Photography & filming

Personal photography for non-commercial use is welcomed. Commercial photography or filming on the estate requires prior written approval and a separate agreement. Use of guest-supplied photographs by Maison Ulu in marketing requires the Guest's consent.

Governing law

These terms are governed by the laws of the Republic of Indonesia. Any dispute arising under or in connection with these terms shall be subject to the exclusive jurisdiction of the courts of Badung Regency, Bali.
